After spending months at home you have realized that your home has some shortcomings and you would like to update your kitchen or entertainment area where you have spent the last few months seeing that there is more to the home than you thought. You have seen property programs and ideas and wished you could implement in your home. But have no idea on costs that go into changing your home that you desire to enjoy so much more.
Anchor Property Group assists hundreds of clients in the following way to from design and architects drawings, to costings of the project, to the final end result for you to enjoy while staying within the budget for your project WITHOUT THE HIDDEN costs which seem to result in clients being frustrated with contractors for lack of transparency or just the unprofessional advice and lack of knowledge.
At ANCHOR PROPERTY GROUP we pride ourselves on full transparency and integrity to our clients to ensure there are no nasty surprises throughout the project.
Anchor Property Group is registered with the following organizations to ensure that each client has all the facts before embarking on any large project (NHBRC, SAGGA, NABISA, EAAB) to ensure every aspect of the project is taken into account.
For each and every project the following aspects always are required and if your contractor is not advising you accordingly then I would say that they are not the contractor for you.
- Establish what you are wanting to achieve out of the project. (more space, updated kitchen, bathrooms, new addition, upgrades throughout the house etc)
- Establish the budget you would like to spend and ensure that it is REALISTIC.(most important)
- The contractor you call out to quote should be
Able to give you all the advice and correct costings, NOT estimates as this is usually not correct, as well as how this will add value to the home in your area.
Once you have an OFFICIAL quote of exactly what you are looking for then only should you proceed with the project.
Costings that should be INCLUDED on the quote:
Architectural, Engineers, council fees and approvals (if required as all projects don’t always require these)
Is the contractor registered? NHBRC etc. etc.
Is the contractor insured?
How long has the contractor being in business?
Does the contractor have a valid business address and verified on web page etc. etc.?
Does the contractor use sub-contractors to fulfill his obligations? This can cause problems when they arise as the blame shifting between contractors unfold.
Who is paying the sub-contractors?
Who is responsible for their work?
Once all facts are verified then should you only proceed with the project with this contractor.
At ANCHOR PROPERTY GROUP we alleviate all this concerns as most of are staff are inhouse which removes the uncertainty of blame and issues. (should any arise)
There is one point of contact throughout the project which avoids any responsibility from anyone else and allows for a more coherent interaction and result on each and every project.
Anchor Property Group ensures that if required all plans and approvals are done to ensure that when you sell that there will be no delays in the sale due to incomplete approvals from the council.
Anchor Property Group also ensures that if plans are required that every area on the plan that may require plans is included ie. Pools, lapa, carports etc which all require plan approval, as well as checking the title deeds for any restrictions that may hinder any approvals or changes that clients may require.
By getting Anchor Property Group to quote on your next project ensures that you will have all the facts to base your decision of the project you are about to embark on and you can know with confidence that you are in the right hands.
